Chevy Chase Lake Construction News

Last night, Chevy Chase Land Company President David Smith and I spoke at the Rollingwood community association's annual meeting about the review of the sector plan at Chevy Chase Lake. David asked me to let people know that the Land Company supports having no construction at Chevy Chase Lake "until after the construction of the Purple Line."

I am sure that the community will appreciate this commitment and hope that it is embodied in the final revision of the Chevy Chase Lake Sector Plan. Elza Hisel-McCoy, the member of the Planning Staff overseeing the revision of the Chevy Chase Lake Sector Plan, also came and outlined the sector plan review process.

There have been numerous questions about the timeline of the Chevy Chase Lake development and certain statements from people unaffiliated with The Land Company. Therefore, this post is intended to clearly summarize The Land Company's view.

The Land Company has existing additional entitlements for 181,000 SF (248,000 SF total). The redevelopment of this area, which is located at the southeast corner of the intersection of Manor Road and Connecticut Avenue is not conditioned upon or in any way related to the Purple Line. The Land Company could commence this development at any time though the Land Company has no immediate plans to do so.

As the largest landowner in the Sector Plan area and at the invitation of P&P, the Land Company is actively participating in the Chevy Chase Lake Sector Plan process being conducted by P&P. The Sector Plan anticipates a Purple Line station will be built on Sector Plan area property owned by the Land Company and that the Sector Plan area will become a Transportation Oriented Development (TOD) with much greater development density than currently exists. It is anticipated that the finally adopted Sector Plan will address the timing relationship of construction of new density approved in the Sector Plan and construction of the Purple Line. The Land Company will abide by whatever timing restrictions are adopted.
